MT HOOD MANAGEMENT, LLC VACATION RENTAL POLICIES FOR THE CHALETS AND GRAND LODGES AT COLLINS LAKE RESORT, LAKE SIMTUSTUS RESORT & MARINA, AND ALL ADDITIONAL OFFSITE PROPERTIES 

Please review the Property Lease Terms before making a reservation. Any monies received by Mt. Hood Management, LLC for occupancy of a vacation/ rental property indicate the acceptance of the terms & conditions of policies and vacation rental lease agreement. As a guest of Mt. Hood Management, LLC, you agree to the following policies:

  • All properties represented at The Chalets & Grand Lodges at Collins Lake Resort; Lake Simtustus Resort & Marina; Additional offsite properties are individually owned and furnished to the needs of the owner. The owner’s personal property must be respected. Mt. Hood Management, LLC, DBA Collins Lake Resort; Lake Simtustus Resort & Marina represents the owner(s) of the property(s) in a client/agency relationship.
  • The minimum age to rent a property from The Chalets & Grand Lodges at Collins Lake Resort/ Lake Simtustus Resort & Marina/ Additional offsite properties is 23 years of age. A valid ID is required upon check-in. All those under the age of 23 must be accompanied by a parent, legal guardian, or adult over the age of 22 years old.
  • The minimum age to rent an RV Site rental or Moorage Slip rental at Lake Simtustus Resort & Marina is 18. A valid ID is required upon check-in. All those under the age of 18 must be accompanied by a parent, legal guardian, or adult over the age of 18 years old.
  • The property shall not be used at any time by more than the number of adults and children as per your reservation. Unregistered Unauthorized guests may be charged more than the standard fee.
  • Credit card payment for the first half of the reservation is due at the time of booking. Full, non-refundable payment is due 30 days prior to the arrival date.
  • In order to bring a pet, a Pet-Friendly property must be reserved and specifically noted in the reservation. The standard fee is $20 - $100 per pet (depending on the property), plus any extra costs arising from damage or cleaning that must be done due to the pet(s).
  • Properties that are not classified as Pet Friendly may charge more than the standard fee for unregistered or unauthorized pets up to $350.
  • Pets should not be left unattended in the home
  • Pet(s) must be kept on leashes and please remember to pick them up after them; there are waste stations conveniently located throughout the resort.
  • Rates for The Chalets & Grand Lodges at Collins Lake Resort, Offsite properties are based on occupancy of 6 adults and do not include the county and state tax. There is a $20 per night fee for each additional Adult. Children 12 and under stay for free. A Service Fee will be processed for every reservation.
  • Rates for Lake Simtustus Resort & Marina are based on occupancy of 4 adults per Tiny Home or Fully Equipped RV Rental and do not include the county and state tax. There is a $10 per night fee for each additional Adult. Children 12 and under stay for free. A Reservation Fee will be processed for every reservation.
  • Trip Cancellation Insurance is available from Rental Guardian and protects against various forms of trip interruption and cancellation, documentation may be required. Acceptance of this insurance must occur before the final payment is paid. The premium for this insurance is 7.10% of the total bill of the reservation.   • Damage Waiver: A Damage Waiver Fee is included in the total cost of all reservations. This fee is $25 per reservation to cover accidental damages up to $500 per accommodation. This fee is not insurance. It protects you from incurring expenses related to accidental damage to your rental unit occurring during your stay PROVIDED DAMAGE IS DISCLOSED TO MANAGEMENT PRIOR TO CHECK-OUT. Click here for details about our Damage Waiver Fee. *Excludes reservations longer than 14 nights and Ski Team reservations.
  • Refunds of any security deposits will be pending satisfactory inspection of the unit after departure. Mt Hood Management LLC has up to no more than 31 days from departure to refund said deposit as per Oregon State law. The renter is liable for damage, theft, extra cleaning, lost keys, items moved from one unit to another, or extra people and agrees to accept charges to the card on file.
  • If prior to the check-in date the leased property becomes unavailable for any reason beyond the reasonable control of the Management Company, including but not limited to Acts of God, government restrictions, damage to or restrictions on the use of the property, or any other unforeseeable circumstance, Management will promptly notify Tenant and will use its best efforts to re-book Tenant into another property of like kind and for the same time period. In the unlikely event this occurs, the Tenant shall have the right to either l) accept one of the substitute properties offered by Management, or ll) cancel the reservation and receive a full refund of any deposit.
  • Depending on the property/ season/ peak times/ holiday periods, nightly minimums do apply.
  • The renter shall pay any and all legal fees to the owner and agent if any action or suit shall be brought about by the owner or agent for the recovery of rent due, reimbursement of damages, cleaning, or other expenses incurred by the renter.
  • The resort does its best to ensure that each property is fully functional for its guests. If you find an appliance that is not working properly or any other problems, please notify the Management immediately. There are no refunds issued to guests, as every effort is made to service each request.
  • The resort reserves the right to evict at any time any guest who is not in compliance with the policies. Refunds will not be issued to guests evicted due to non-compliance.
  • Clackamas County/ Jefferson County Fire Code has set occupancy limits for all units. Each property has a posted limit and cannot be exceeded for any reason. Renters in violation of this code may be evicted and will forfeit the entire rental amount paid.

Refund & Cancellation Policy for The Chalets & Grand Lodges at Collins Lake Resort/ Additional Offsite Properties and The Tiny Homes/ Fully Equipped RV Rentals at Lake Simtustus Resort

  • There are no refunds given for cancellations or rescheduling within 30 days of check-in.
  • If you should experience a scheduling conflict with your reservation and notify us 30 days prior to the arrival date, you have two options:
  • The first (1) option is to RESCHEDULE/ CHANGE for a fee of $100. The $100 Reschedule Fee will be deducted from the deposit and the balance will be held as a credit on file for one year.
  • The second (2) option is to CANCEL your reservation. A $150 Cancellation Fee will be deducted from the amount paid and the balance will be refunded in the original form of payment.

Cancellation & Refund Policy for RV Site Rentals & Moorage Rentals at Lake Simtustus Resort.

  • Cancellation & Refund Policy for RV Site Rentals & Moorage Rentals at Lake Simtustus Resort.
  • There are no refunds given for cancellations within 30 days of check-in.
  • A $40 fee will be applied if canceled prior to 30 days of arrival. 
  • In the event of rescheduling or changing your reservation more than 30 days prior to arrival a service fee of $25.00 may apply. 

CHECK-IN AND CHECK-OUT AT THE CHALETS & GRAND LODGES AT COLLINS LAKE RESORT AND ADDITIONAL OFFSITE PROPERTIES

  • Check-in and check-out will take place at the on-site management office at Collins Lake Resort or the Grand Lodges. 
  • Check-in time begins at 4 pm. Our office is not open 24 hours so please let us know if you will need after-hours arrival arrangements.
  • Check-out time is 11 am and we respectfully ask for your cooperation with this guideline. Please advise the Front Desk if you will be checking out earlier. Tenants may be charged an additional night's rent without stay for late checkout. Tenants are required to wash all dishes and take the trash out at departure; charges may apply for non-compliance.

DURING STAY SERVICES AT THE CHALETS & GRAND LODGES AT COLLINS LAKE RESORT AND ADDITIONAL OFFSITE PROPERTIES

  • Daily housekeeping service is available for a fee. We request that this service be arranged with the Front Desk prior to your arrival.
  • The following amenities are provided for your convenience: conditioning shampoo, hand soap, dishwasher detergent, dishwashing liquid, paper towels, dish towels, toilet paper, trash bags, bath towels, bed linens, and fully equipped kitchens.

THE CHALETS & GRAND LODGES AT COLLINS LAKE/ ADDITIONAL OFFSITE PROPERTIES RESORT POLICIES

  • Smoking is PROHIBITED in all dwellings including the garage. The penalty can exceed $1000. Please smoke outside and dispose of butts safely & properly.
  • At no time shall the property be used for a party or commercial purpose. Renters are prohibited from subleasing the home or using it to generate income.
  • Per Noise Ordinance Chapter 6.05 Quiet Hours are from 10 pm to 7 am. Please refrain from making excessive noise during quiet times.
  • Pool and Clubhouse facility hours are posted and subject to change and are strictly enforced. Please have your pool key at all times while visiting these facilities. Children under the age of 14 are not permitted in the pool unsupervised. Glass is NOT permitted in the pool area. Please be sure all pool supplies are returned to the appropriate condo.
  • Weather conditions change rapidly in the mountain environment where Collins Lake Resort is located. Renter understands they must take precautions from falling snow and ice from building rooftops and slippery conditions. During the winter, areas behind buildings are extremely dangerous due to shedding snow loads.
  • Mt. Hood Management, LLC accepts no responsibility for packages delivered to Headquarters.
  • Please drive slowly within the Resort, families are at play. Vehicles must be parked in the garage or in a designated parking space. Do not park in fire lanes, on sidewalks, or in front of garages.

CHECK-IN AND CHECK-OUT AT LAKE SIMTUSTUS RESORT & MARINA

  • Check-in and check-out will take place at the on-site management office at the entrance to the Resort.
  • Check-in time begins at 3 pm for RV Site & Moorage Rentals and 4:00 pm for Tiny Homes and Fully Equipped RV Rentals. Our office is not open 24 hours so please let us know if you will need after-hours arrival arrangements.
  • Check-out time is 11 am for Tiny Homes and Fully Equipped RV Rentals and 12:00 pm for RV Site and Moorage Rentals. We respectfully ask for your cooperation with this guideline. Please advise the Front Office if you will be checking out earlier. Tenants may be charged an additional night's rent without staying for late checkout. Tenants are required to wash all dishes and take the trash out at departure; charges may apply for non-compliance.

LAKE SIMTUSTUS RESORT & MARINA POLICES

  • At no time shall the property be used for a party or commercial purpose.
  • Please refrain from making excessive noise after 10 pm.
  • Weather conditions change rapidly in the Warm Springs Area where Lake Simtustus Resort & Marina is located. Renter understands they must take precautions from excess sun and lake conditions.
  • Children may not be left unattended at any time for any reason, including boat docks/ swim areas/ playgrounds, etc.
  • Must be 21 years or older to operate golf carts on the property.
  • Mt. Hood Management, LLC accepts no responsibility for packages delivered to Headquarters.
  • Drug use is not tolerated on the property.
  • Please drive slowly within the Resort, families are at play. Vehicles must be parked in designated parking spaces/ rented spaces.
